The Process

How It Works.

Move a tenant from application to move-out without paper, phone tag, or guesswork — in five steps. One profile that follows the tenant — and protects the landlord — for every lease that comes after.

Step 01 · The Oscar Vault

The Oscar Vault — Verified Digital Identity.

Photo IDs and Social Security Numbers are sealed inside the Oscar Vault — matched against official records with KYC-grade checks, encrypted at rest, and never shown to the landlord in plain text.

Government-record match · Liveness check · Encrypted at rest
Step 02 · Onboarding

Onboard And Sign — Fully Paperless.

Landlord invites by email or phone. Tenant reviews the lease, uploads required documents, and e-signs from any device — no app to install, no printing, no mail.

Step 03 · Lifecycle

The Whole Rental, Fully Digital.

Rent collection, renewals, notices, maintenance, and inspections all run inside Oscar — paperless, timestamped, and tied to the lease.

Step 04 · Move-out

Objective Report & Score.

Generated from payment timeliness, condition photos, and complaint count. Tenants can see and dispute it before it's final.

Step 05 · Portable

History Travels With The Tenant.

Their next landlord on Oscar sees the verified record — deposits returned, balances owed, eviction references. Tenant-owned, landlord-readable.

A note from the founder

I Spent Years Moving Furniture — And I Saw What Happens When A Tenant Moves Out.

As a mover, you get a front-row seat to the end of every lease. You see which units are ready to flip in a day and which ones take weeks of repair. You watch tenants celebrate getting their full deposit back — or argue over surprise deductions they never saw coming.

After hundreds of move-outs, the pattern was obvious. The tenants who got most of their deposit back were the same ones who left the place clean, reported issues early, and treated the property like it was theirs. Those units turned around fast. The ones with messy disputes, missing documentation, and finger-pointing? They had a slower turnaround for the next tenant.

That's why I started Oscar. I believe deposit returns are the single best signal of a great tenant — and when management tracks them properly, everybody wins. Faster turnaround. Happier tenants. Less guesswork about who you're handing keys to next.

Privacy & compliance

How We Protect SSNs, IDs, And Tenant Photos.

Sensitive identity data powers verification — and then disappears from view. Here's exactly what happens behind the scenes.

Encrypted At Every Step

SSNs and ID photos are encrypted in transit (TLS 1.3) and at rest (AES-256). Decryption keys are isolated per-tenant in a hardware-backed KMS — never exposed to property managers or stored in browsers.

SSNs Are Tokenized, Never Displayed

Once verified through Persona and TransUnion, the raw SSN is discarded and replaced with a one-way token. Property managers see a verification badge — never the digits, never the document.

Photos Stay Private To Verification

ID photos are used solely to confirm identity at onboarding and move-out. They're stored in an access-restricted vault, watermarked, and never shared with future landlords or made public.

FCRA, GLBA & SOC 2 Aligned

We follow Fair Credit Reporting Act dispute procedures, Gramm-Leach-Bliley safeguards for financial data, and SOC 2 Type II controls. Tenants can request a copy or correction of their record at any time.

SOC 2 Type II FCRA aligned GLBA safeguards AES-256 at rest TLS 1.3 in transit

Tenants own their record. Request a full export or correction anytime at privacy@oscar.com.
